DIY PLAN

 $250 - COMPREHENSIVE IN-HOME STAGING  CONSULTATION AND DETAILED STAGING REPORT ~ DIY PLAN

Includes one hour of my research and preparation for the Comprehensive In-Home Consultation, my travel time and up to two hours with you in the home. Any additional hours will revert to a $100 hourly rate.

This Service will give you all the expert advice and pictures you need to do the work yourself! You and I will complete the Detailed Staging Report as we go through each room, taking pictures and following an 8 step (F.E.E.L.H.O.M.E.) room by room staging process that ensures maximum return on investment (ROI) for every dollar spent.

  • Using a photo-filled, detailed staging checklist we walk through the home and discuss optimal, BIG return-on-investment, staging strategies that are designed to have big, emotional impacts on your buyers.
    • Curb appeal for first impression impact
    • Checklists for each room of the home
    • Color advice to enhance the home's architectural features
    • Addressing repairs and improvements
    • Highlighting high-value assets
    • Lighting, window treatments and accessory arrangement
    • Recommended furniture arrangement and flow
  • I will bring essential accessories to give you suggestions of what to purchase should you choose to do so (you may either purchase accessories from me or use them as inspiration when shopping for yourself).
  • The detailed report also includes my essential "Open House Checklist" with tips on how to prepare your home for a Showing in less than 20 minutes and my "Closet Organization Checklist".

At the end of the Consultation, you will have the Detailed Staging Report, pictures of the areas that need transforming, a Priority Shopping List and an Exclusive Vendor List (if necessary).


Should you need my support while making the transformation yourself, I am available to review pictures, answer any questions or offer suggestions via email communication at a rate of $20 per hour, one hour minimum.

My “F.E.E.L. H.O.M.E.” Staging Philosophy

I believe that successful staging is the art of using marketing and design techniques to create an environment that buyers can “aspire” to.  “If I buy this house, I can live like this.”  I use the art of “positioning” to create several “emotional connection points” throughout the home so that when a buyer steps into the house they “feel home.”  This is it ~ This is the one! 

What does “feeling home” look like?  For me, it’s a combination of eight things we analyze in each room in order to create a lasting impression for the homebuyer:

First Impressions - We will walk through your home room by room, taking note of our first impressions, what grabs us, what glares at us, and what gives us a feeling of home.

Eliminating Clutter - The packing starts now, as we pack away a good percentage of everything in the room in order to create a more clean, open and spacious feel.

Emphasizing the positive while downplaying the negative - Finding your beautiful focal points, we will emphasize what we love about the room and hide or distract the negative aspects of the rooms.

Lighten Up - Focusing on lighting and color, we will make each room into a bright, warm and inviting space buyers can respond to.

Home Buyer’s Appeal - In order for a buyer to “feel home,” they need to not be reminded of this being your home.  We’ll depersonalize the space while retaining the warmth and fun of photos.

Obligations - Cleaning and repairs - The dirty work speaks for itself but is often overlooked because you’ve lived here for so long.  Let’s get rid of the buyer’s mental repair list by doing it ourselves.

Modernizing - This involves updating your style and building simple accessories out of what you already have to create clean lines and form.  In some cases, we’ll recommend purchases as valuable investments in the staging process.

Emotional Connection Points - Creating the “Wow Factor” - This is the fun part and is a huge focus of our positioning strategy.  We’ll show you how to build in these subtleties in order to make the buyers subconsciously desire to live here and “feel home.”  The “emotional connection points” are where marketing strategy really comes in to play.

We are eight critical steps away from selling your home quickly and for the most money possible!  We’ll start the process in our consultation by having you put on “buyer’s eyes” as a first step in transforming your home into what home buyers will fall in love with.

$450 ~ WORKING TOGETHER ~ Extended DIY PLAN

Includes two hours of my preparation - studying the Detailed Staging Report and pictures from the Comprehensive In-Home Consultation, my travel time and up to four hours with you in the home actually staging each main living space. Any additional hours will revert to a $100 hourly rate.


This Service is all about you and me physically implementing the design in the main living areas of your home based upon the Detailed Staging Report's recommendations.  If time permits, we will style other key living areas so your home is ready.


Typically, in a 1500 sq.ft. home, we can accomplish staging and photographing these areas in 4 hours:

  • Main living area staging including emotional connection set ups
  • Kitchen staging including organizational strategies
  • Master bedroom and bathroom staging
  • Main bathroom staging
  • We will make HUGE transformations using what you have to make the most of each space!
  • I will bring in additional gorgeous staging accessories in order to get higher impact photos
  • We will work for up to 4 hours in the home, as well as photograph the transformations as we go

Home must be prepped and cleaned prior to my arrival or we will have to reschedule the appointment and a $50 reschedule fee will apply.

$750 ~ I DO IT ALL PLAN

Includes two hours of my preparation - studying the Detailed Staging Report and pictures from the Comprehensive In-Home Consultation, my travel time and up to SIX hours in the home actually staging each main living space. Any additional hours will revert to a $100 hourly rate.


A Comprehensive In-Home Consultation is absolutely necessary prior to me agreeing to Stage your house.  The cost of the Consultation will be credited towards the total cost per square foot when the Staging Contract is signed and remaining payment due is paid. 


This Service is all about me designing, shopping and physically implementing the design in the main living areas of your home based upon the Detailed Staging Report's recommendations.  If time permits, I will style other key living areas so your home is ready.


Once your house is packed, painted and cleaned in accordance with the Comprehensive In-Home Consultation, I will schedule a day for me to Stage and a professional photographer to take photos in these areas:

  • Main living area staging including emotional connection set ups
  • Kitchen staging including organizational strategies
  • Master bedroom and bathroom staging
  • Main bathroom staging
  • I will make HUGE transformations using what you have to make the most of each space!
  • ALL home decor that I purchase for your house including accessories and artwork to showcase the house to your Buyer is yours to keep, sell with the home or consign after the closing!!
  • I will arrange for a Professional Real Estate Photographer to take photos giving you full rights to the photos!  You can allow your Realtor® to use these in their Marketing Plan.
